If you are selling or letting your home, you now by law need an Energy Performance certificate (EPC) This came in to effect from June 2007 and updated October 2008 so now all buildings whenever they are built, sold or rented require this by Law.

Energy Performance Certificate (EPC) can only be completed by a qualified Domestic Energy Assessor (DEA) or Homes Inspectors, who have carried out the necessary training and passed a Diploma level 3 in Energy Assessment or Home Inspection, and then they must be accredited and registered with a government approved Accreditation Scheme. The DEA will inspect the property and collect all the necessary information to form the basis of an EPC, this is then input and preparation made available to produce the report and Certification.

An Energy Performance Certificate (EPC) is intended to inform potential Buyers or Tenants about the energy performance of a building, so they can consider energy Efficiency as part of their investment or business decision to buy or occupy that Building.

This must be made available by the seller or a landlord to a prospective buyer or tenant at the earliest opportunity free of charge before any sale or let is agreed.
